Annual HVAC maintenance catches the failing capacitor, dirty flame sensor, and blocked condensate drain before they become no-cool and no-heat calls.

Low refrigerant is the most common cause of an AC that runs but doesn't cool. Checking refrigerant pressure confirms the system is properly charged. Low charge indicates a leak — finding and repairing the leak before adding refrigerant prevents the same problem next season.
The outdoor condenser coil sheds heat to the outside air. A coil packed with grass clippings, cottonwood seeds, and debris reduces efficiency and causes the compressor to run hotter. Coil cleaning restores proper heat rejection.
Capacitors start and run the compressor and fan motors. Contactors switch power to the compressor. Both are wear items — a capacitor that tests at low capacitance on the bench will fail during the first extended heat wave. Replacement during maintenance prevents the mid-summer no-cool call.
The evaporator coil drains condensation into a pan and drain line. Algae growth in this drain during the off-season blocks the line and causes the drain pan to overflow — typically into the air handler and the ceiling below it. Flushing the drain line during the spring tune-up prevents this.
A dirty evaporator coil or completely blocked filter causes the coil to freeze — a stuck-on compressor with no cool air. Checking coil condition and filter status at the start of the cooling season prevents the most common AC service call.
A cracked heat exchanger allows combustion gases — including carbon monoxide — to enter the air supply. Visual and combustion analysis inspection of the heat exchanger is the most important safety check on a gas furnace.
Measuring CO, CO2, and flue temperature verifies that the burner is operating at correct air-to-fuel ratio. A furnace running rich or lean burns inefficiently and generates excess CO — combustion analysis identifies this before the heating season starts.
Hot surface igniters and flame sensors are the most common furnace failure points. A sensor that is dirty or an igniter that is on its way out causes intermittent ignition failures — the furnace tries to fire, fails, locks out, and shows a fault code. Cleaning or replacing these during maintenance avoids a no-heat call.
A clogged furnace filter reduces airflow enough to cause overheating and short-cycling — the furnace runs briefly, overheats, shuts on the high limit, and eventually trips into lockout. Filter replacement is the cheapest thing that prevents the most furnace failures.
